Intersect provided comprehensive project management services for a core and shell renovation and spec suite buildout designed to transform the building into a modern, high-performance space. The project included upgrading base building systems with new mechanical, plumbing, electrical, and centralized lab systems to meet the demands of today’s lab-office environments. The initial design allowed for up to four individual tenants, with shared lobbies, restrooms, and a breakroom, creating a collaborative yet private environment.

The existing 2-story building featured an inviting atrium entrance, underground parking, and a private patio for tenant enjoyment. The scope of work included a complete interior gut and replacing all central plant equipment to ensure efficient and reliable operations. With a 50/50 lab-office tenant improvement strategy, this project was positioned to accommodate a wide range of tenants, blending flexibility with cutting-edge design.
