Investors and financial institutions spend enormous amounts of money each year on development investment opportunities. Intersect is extremely well-versed at protecting those investments by serving as their representative on development and joint venture projects.
Intersect’s approach, while flexible with the client’s needs, begins with a clear review of the deal agreements, to fully understand obligation and intent. Financial analysis is a constant across the project but focuses on whether the project can be achieved for the approved budget amount. This occurs via design and estimate reviews, leveraged by market knowledge that can help identify points of risk. Driving to a responsible GMP (Guaranteed Maximum Price) is critical and not only can Intersect take the lead, but we can provide ongoing cost/change management to ensure the parties are acting responsibly.
As the Investor’s field representative, Intersect will engage in construction status and understand issues and associated resolutions, report on schedule and budget status, track monthly work-in-place, etc. It’s Intersect’s responsibility to get into the details for the client, so whether it’s tracking milestone status or evaluating the acceptable use of contingency, Intersect will provide full support and protection to the client. The monthly deliverable is the issuance of a clear monthly report that details all areas of project status and risk.
