Intersect led the Substantial Conformance Review to enforce a previously entitled 2.67M GSF density addition on this 38-acre campus, overseeing the ground-up development includes two state-of-the-art medical research buildings, a 1,727 stall parking garage, several retail shells, a padel club and sports complex, the design of a 50,000 SF fitness center, and much more still to come.
Included in this redevelopment is a multi-phased road widening effort, the addition of bike lanes on and off campus, new traffic signals, the tie-in of landscaping, and site lighting and security system improvements.
Element Bio & Charles River Labs – 200,000 SF, 5-story glass building with a basement vivarium, core & shell build, and tenant improvements for Element Bio.
Multi-Tenant – 250,000 SF, 5-story, all-electric building with electro-chromatic glazing, exceeding energy codes. Intersect is managing all tenant improvements, including lab-office buildouts.
Parking Structure North – 1,727 stalls, 8 levels, featuring a vertical farm, 400 EV chargers, bike room, car detailing, concierge, retail, and a 1.4MW PV system.

Ground floor of a seven-level office building shared by tenants. It includes, two small conference rooms, an executive board room and training room with a lobby and lounge connected to the outside.
