This 200,000 SF Research & Development Life Science building marks the first of several groundbreaking developments at the Alexandria Tech Center Campus, setting a new standard for innovation and sustainability. Designed as the headquarters for Element Bioscience, a leading genomics research firm based in San Diego, this 5-story steel structure features a state-of-the-art ground-up site/core/shell build. Equipped with a high-efficiency glazing system and sleek glass fins, the building is as visually striking as it is energy-efficient. A remote central plant has been engineered to support an additional 400,000 SF of future development, ensuring the campus’s growth potential.

The project required meticulous underground utility coordination to support advanced infrastructure, including a below-grade vivarium and integrated parking facilities. Inside, the tenant improvements include specialized lab and office spaces, featuring cutting-edge laboratories, environmental rooms, and cleanroom areas to meet the most demanding research requirements.
