This 40-year old 150,000 SF corporate headquarters building was in dire need of a complete refresh to remain relevant for retaining and recruiting talent. Additionally, to properly address headcount, an office reorganization and expansion was necessary to improve adjacency and density efficiencies.
To achieve these goals, it was necessary to immediately execute the abatement of asbestos containing materials, in order to advance construction activities. As a condition of the work, ADA compliance was required to be met at existing restrooms, as well as at the building entry. The construction of a new 2nd floor mezzanine structure was completed to allow for additional office space. As part of this tenant improvement, a major data center and infrastructure refresh was completed in order to modernize the corporate data center that supports their restaurants nation-wide. Not only was this refresh (build) focused on a cold-aisle solution, new CRAC units and redundant electrical infrastructure was provided, with a new FM200 fire suppression system with early smoke detection capability. Finally, a new restaurant amenity was constructed within the building, to mimic a modern JIB restaurant.
