PROJECT DETAILS
This commercial interior renovation project for Chromalloy at 7007 Consolidated Way in San Diego encompasses approximately two floors of tenant improvements designed by RBN Design.
Demolition Phase includes removing existing floorcovering, wallcovering, ceiling tiles, lighting fixtures, plumbing fixtures, restroom accessories, millwork, projectors, AV equipment, and stair carpet/guardrail cap. Existing ceiling grid and stair structure remain.
New Construction consists of renovating the First Floor Entry Stairwell (100) and Second Floor spaces including Reception (200), Conference Room (201), Meeting Room (202), Mother’s Room (203), Women’s Restroom (204), and Men’s Restroom (205).
Major Work Elements:
• New interior partitions with glass sliding doors and windows
• Complete restroom renovations with ADA-compliant plumbing fixtures, wall-mounted lavatories, toilets, urinals, bar sink, tile installation, and accessibility features
• Full electrical upgrades including new outlets, recessed AV boxes, and power/data floor boxes
• Suspended ceiling system replacement with new LED lighting (troffers, linear fixtures, downlights, and pendant fixtures) meeting Title 24 and seismic requirements
• Comprehensive finish package: walk-off carpet, carpet tile, LVT flooring, floor/wall tile, paint, wallcovering, new guardrails/handrails, and branded roll-up door graphics
Add Alternates include open ceiling concepts with exposed structure for Entry Stairwell and Reception areas, upgraded dual-station restroom sinks, corridor flooring upgrades, and adjustable shelving. The project requires fire/life safety design-build coordination and full ADA compliance throughout.”
