This 180,000 SQFT ground-up development exemplifies cutting-edge design and innovation, starting with the demolition of a 55,000 SQFT legacy building to make way for a state-of-the-art, 5-story, 75-foot-high structure. The project includes a subterranean parking level housing Explora Biolabs’ Vivarium, seamlessly blending advanced research capabilities with modern architecture. Spanning floors 1 through 5, the building features sophisticated laboratories, collaborative office spaces, and inviting areas for employee engagement, such as meal prep and meeting rooms.

A striking architectural stairway anchors the building’s core, while two passenger and two service elevators enhance accessibility. Supported by an adjacent Central Plant and featuring a docking system for efficient deliveries, the facility is engineered for both sustainability and performance, meeting LEED standards. Beyond functionality, the project is nestled within Alexandria’s Tech Center Campus, offering access to retail, dining, fitness centers, and daycare services.

Executed by General Contractor DPR and designed by DGA, this project harmonizes landscape, building signage, MEP systems, security, core and shell construction, and FF&E.
