Qpex: Spec Suite TI

PROJECT DETAILS
This project was two projects in one, consuming the entire 5th floor of Building C at the SD Tech Campus. Both projects were parallel deliveries with the Qpex TI being schedule critical (but both projects delivered at the same time).
Qpex Biopharma, Inc., a Shionogi Group Company, is the first resistance-focused infectious disease research company in the United States. At 17,718 rentable square feet, their program was made-up of biology and chemistry labs, tissue culture, media prep, and cold and warm rooms. The open offices are very nicely designed with open ceilings, while the private offices and conference rooms utilize demountable glass wall systems.
While the two suites are separated by a newly improved elevator lobby and restroom core, the spec suite is roughly 31,000 rentable square feet. It contains open lab space, lab support rooms, spacious tissue culture rooms, and a large cold room. The office area is similarly designed and separated from the labs with rated portal windows.
The project comfortably achieved a Certificate of Occupancy right on schedule, with Qpex’s move executed the week following.
