1300 Rancho Conejo Development
PROJECT DETAILS
This 65,000 SF concrete tilt-up building underwent a remarkable transformation, starting with the demolition of an outdated 5,000 SF street-facing office. In its place now stands a striking cross-laminated timber structure, expanding the building to 70,000 SF.
The core and shell upgrades included extensive site work, installation of a new electrical service, an 875kW emergency power generator, and an all-new HVAC system. The design also introduced an outdoor collaboration area and a central breezeway that spans the length of the building, illuminated by over a dozen 12-foot skylights.
Inside, the building features multi-tenant suites designed for lab-office spaces, cGMP operations, and specialized laboratory environments, creating a flexible and functional workspace for various industries.
