8800 Technology Forest Campus Redevelopment

PROJECT DETAILS
This dynamic life science development repositions two existing buildings, adds a ground-up lab and office facility, and introduces a state-of-the-art parking garage, along with vibrant amenities like an F&B hub and a fully equipped fitness center. The vision extends outdoors, with site improvements creating inviting spaces for entertainment, collaboration, and recreation, including sports courts.
The project features extensive mechanical upgrades, including a complete refresh of the existing central utility plant (CUP) and the introduction of new electrical services. The interiors are meticulously crafted, encompassing common areas and advanced R&D laboratories, while the exterior benefits from reskinning and gutting to align with modern standards. A seamless blend of ground-up development and tenant improvements, this multi-story transformation also entails the demolition of existing structures and the installation of critical utilities, requiring precise shutdowns and coordination.
With a focus on sustainability, the project is LEED-certified, integrating spec suites, low-voltage systems, telecommunications, security infrastructure, and essential MEP upgrades. The design also includes thoughtful elements such as art coordination, interior finishing, restaurant amenities, and sleek signage, creating a holistic and forward-thinking environment. This development epitomizes innovation, with multi-project scheduling, core and shell work, landscape design, and careful attention to FF&E and accessories, setting a new standard for life science spaces.
B100
Core & shell total gut and reskin of this 3-story 121,240 SF building included new elevators and stairwells to a full warm shell for medical research. This also included all new HVAC and process utilities. Interior improvements included a COLLAB amenities space with light kitchen, barista station, POS, social area, board room, multi-purpose space, and a fitness center. Added security, IT, and A/V systems, plus the building was 100% backed-up on emergency power.
Parking Garage
This precast concrete structure was designed and built at 4-stories above grade and 1-1/2 below. Containing 498 parking stalls, each level has a curated elevator lobby, heavy security and parking control systems and is screened on the courtyard facade with artistic scrims.
CUP
This 7,000 SF central utility plant was pre-existing but completed gutted and modernized. The build-out included new switchgear, two new water-cooled turbo-core chillers (with room for a third), two new cooling towers, and an emergency generator to back the plant up.

SITE AMENITIES
Tying the buildings and features of this campus together and drawing energy to the campus were a strong focus. Great attention was given to perimeter landscaping, the internal courtyard, exterior event space, and pickleball courts.
