This 29,754 SQ FT building was built in the mid-80’s and served as the previous home of Tandem Diabetes. This project’s C&S was designed by LPA, interiors by DGA, and constructed by BN Builders. Intersect performed all project management duties for Alexandria.
The building was gutted, and the entire street-facing side of the building was reskinned with new glazing and additional windows added in the back. The roof of the building was completely replaced with sprayed-on polyurethane foam, which also captured necessary T24 insulation requirements.
3-laboratory/office speculative suites were constructed. The average size of each of the suites was roughly 8,000 square feet. By completion of the project, VelosBio had occupied two of the suites and design was underway for the 3rd, to be occupied by Encodia. All of the interiors were supported by a new VRF system and package units, with all new primary and standby electrical distribution.
The TI’s also included a large multi-purpose conferencing space, a uniquely finished through lobby, and a restaurant space operated by City Tacos.
