PROJECT DETAILS
This 29,754 SQ FT building, originally built in the mid-80s and formerly home to Tandem Diabetes, underwent a complete transformation. Intersect managed the entire redevelopment on behalf of Alexandria, working alongside LPA for the core and shell design, DGA for interiors, and BN Builders for construction. The building was fully gutted, and its street-facing side was reskinned with modern glazing, while additional windows were added at the back to enhance natural light. The roof was replaced with a high-performance, sprayed-on polyurethane foam system that met T24 insulation requirements.
The project delivered three speculative lab/office suites, each averaging 8,000 square feet. By the project’s completion, VelosBio had occupied two of the suites, while Encodia was preparing to occupy the third. The building’s interiors were equipped with a cutting-edge VRF system and updated primary and standby electrical distribution, ensuring high performance and energy efficiency.
This redevelopment also featured a large, multi-purpose common conferencing area, a uniquely designed through-lobby, and a restaurant space operated by City Tacos, creating a dynamic and versatile environment.
