Intersect partnered with our client to establish Basis of Design standards for speculative lab/office suites, setting the foundation for innovative tenant improvements. Working closely with DPR Construction in a design-build effort, alongside renowned architectural firm HOK, we brought to life highly functional, 50/50 lab/office spaces that balance open office environments with glass-partitioned offices. These thoughtfully designed suites include fully equipped labs with tissue culture areas, open lab spaces, and traditional overhead service panels for clean, efficient utility distribution.

The project included significant upgrades such as a new standby power generator, an electrical service enhancement, complete replacement of all pre-existing switchgear, a new heating hot water plant, and the installation of a cutting-edge GPS Bipolar Ionization system for superior indoor air quality.
