Upon completion of the 4-building acquisition at Alexandria’s first Culver City property, Intersect began working with ARE to develop Basis of Design standards for speculative lab/office suites that were becoming available.
Intersect oversaw DPR Construction through a design-build effort that included HOK on the architecture front. These small suites were designed for a 50/50 lab/office configuration that included open office space and glass-partitioned offices, with amenities capturing conference rooms and breakroom functions. Each lab was fitout with tissue culture, equipment, and open lab space. The open lab space was delivered with traditional overhead service panels to manage the clean distribution of utilities to the benches.
The project further included an electrical service upgrade, replacement of all pre-existing switchgear, installation of a new standby power generator, a new heating hot water plant, new HVAC, and the installation of a GPS Bipolar Ionization system for optimal indoor air quality.
